A century of lavish parties, celebrity weddings and cinematic appearances has not been enough to shield one of America’s most storied estates from financial turmoil. Oheka Castle, the grand Long Island mansion that once embodied the extravagance of the Gilded Age, has entered a new chapter after changing hands at auction for $72 million, significantly below its estimated value of $137 million. The sale brings an end to the ownership era of developer Gary Melius, who spent decades restoring and maintaining the historic property. For its new owners, however, the acquisition presents an unusual opportunity: preserving a landmark while potentially unlocking a lucrative residential development.

A castle sold under financial pressure

Located in Huntington, New York, Oheka Castle sold to Ronald Browning and Paul Alflen, partners at Gold Coast Property & Estate Management, following an auction organised by Concierge Auctions in collaboration with the Modlin Group.

According to Realtor, the property attracted seven participants, including developers, hospitality operators and wealthy buyers interested in acquiring a rare historic estate. Its 2025 appraisal, prepared during Chapter 11 bankruptcy proceedings, placed its value at $137 million, making the $72 million winning bid a substantial discount.

The financial difficulties behind the sale were considerable. As reported by the New York Post, Oheka's hotel, restaurant and event operations were left with less than $60 in their bank account, no cash on hand and more than $63.5 million in debt.

The mounting liabilities ultimately forced the property into a court-supervised sale.

The development opportunity behind the deal

Beyond the castle's historic appeal, its development potential adds another dimension to the purchase. Huntington authorities have approved plans for 95 luxury condominiums on the easternmost five acres of the larger 23-acre property.

The 2025 appraisal included development rights, so the new owners could build residential and continue the estate's hospitality business, the Realtor said. The project could be a major commercial opportunity at unit prices over $1.8 million.

Before the auction, investment firm Taconic Capital was considered a strong contender because it held the property's defaulted mortgage. The firm had a court-authorised credit bid of approximately $61 million, allowing it to use the outstanding loan balance towards a potential purchase rather than compete entirely with fresh cash.

The New York Post also reported that Taconic owned an adjacent 13.3-acre development site, raising the possibility of combining the properties for a larger residential project. The final sale to Browning and Alflen leaves the future of these development opportunities in the hands of the new owners.

From gilded age excess to Hollywood fame

Oheka Castle was built by financier Otto Kahn in the early 20th century, when America's wealthiest industrialists competed to construct increasingly extravagant estates along Long Island's Gold Coast.

Kahn, who faced exclusion from local country clubs because he was Jewish, created a private enclave with extensive grounds and recreational facilities. The mansion became synonymous with lavish entertaining, hosting prominent figures from entertainment, music and high society.

Its history extended well beyond the Jazz Age. During the Second World War, the property served as a school for radio operators before later being used as a retreat for New York City sanitation workers. It subsequently found another life as a film location, including as the setting for Xanadu in Orson Welles' Citizen Kane.

Taylor Swift and a lasting celebrity connection

Oheka's cultural relevance has continued into the modern era. Taylor Swift filmed her Blank Space music video at the estate, using its imposing architecture and formal gardens to create the opulent setting that helped define the production's visual identity.

According to Realtor, the castle has remained a destination for celebrity celebrations and high-profile events. Its guest suites, grand ballroom and landscaped grounds have also made it a sought-after setting for weddings, photography shoots and private gatherings.

Among its notable wedding celebrations was Kevin Jonas' 2009 marriage, which took place amid a major snowstorm. Former politician Anthony Weiner also married Huma Abedin at the estate in a ceremony officiated by former US president Bill Clinton. Despite its change in ownership, existing wedding and event bookings must be honoured until at least March 2028, as reported by Realtor.

What comes next for Oheka?

The auction marks a turning point for an estate that has survived changing fortunes, shifting uses and decades of expensive upkeep. Its new owners inherit not only a landmark with an extraordinary past but also a hospitality operation and development rights that could shape its future.
