Private home launch pipeline expected to climb to 14-year high in 2027

In short

The forthcoming supply peak includes 14,800 private residences excluding executive condominiums, marking the highest volume of such units entering the market since 2013. A significant concentration of 8,424 homes will emerge in suburban areas, offering lower entry price points to attract owners from the 15,000 public housing flats reaching their minimum occupation period. Meanwhile, secondary market sales are projected to decline as prospective buyers are drawn to new projects by progressive payment schemes and narrower price gaps with resale units. Major sites anchoring the release include a 1,280-unit project at Bayshore Drive alongside Lentor Signature and Hougang Central Residences.

Excluding ECs, there are an estimated 14,800 units in the pipeline next year – the largest since 2013, when 15,885 units were launched.

In the 2027 market outlook report by Realion Research, the firm said more than half of the 14,800 new units or 8,424 units will be in the suburbs, outside the central region (OCR).

Another 3,434 units are expected in the rest of central region (RCR), or city fringe, and 2,943 units in the core central region (CCR).

Sun said she expects the bigger supply of suburban homes, which usually have lower entry prices than those in the central areas, to appeal to HDB upgraders.
