The project is estimated to offer around 1 million sq ft of saleable area, primarily having premium residential apartments. The company expects to launch the development within the next nine months. Located about 8 km from the airport, the project will strengthen Mahindra Lifespaces' presence in the northern part of the city, a residential market supported by infrastructure development and demand for housing, the company said in a BSE filing.

With the latest addition, the developer will have three projects in the region, including two land parcels acquired in 2025. Together, the three projects have a combined development potential of approximately 3 million sq ft of saleable area.

The site is located off the Bengaluru-Hyderabad Highway, with access to technology parks, commercial hubs, educational institutions, healthcare facilities and retail destinations. The area is also expected to benefit from upcoming metro connectivity in the vicinity, the company said.
