Home values fall for seventh consecutive month as interest rates dent demand

By · Via The Guardian · Published by Everything Blog

In short

Four interest rate hikes this year alongside investor tax changes have triggered the fastest capital city price slide in 40 years. The downturn has spread past Sydney and Melbourne into mid-sized markets like Brisbane and Perth, where nearly all suburbs recorded losses over the last three months. Even as Morgan Stanley warns of peak-to-trough drops reaching 15%, substantial long-term gains continue to protect the equity of most established homeowners. In the rental market, vacancies are rising as tenants cope with costs by sharing accommodations or moving in with relatives, though rents still sit over 50% higher than six years ago.

Combined values across the state and territory capital cities fell 1.4% over the month.

Cotality’s research director, Tim Lawless, said the downturn was now broad-based, with capital city home values down 8.1% since March.

“The mid-sized capitals, where home values recorded extreme growth conditions over the past six years, are now well and truly in a correction,” Lawless said.

“Virtually every suburb across Brisbane, Perth and Adelaide has recorded a drop in value over the past three months.”

The property market has been weighed down by four interest rate hikes this year, with a fifth widely expected when the Reserve Bank hands down its decision on Tuesday.
